Job Descriptions
I. JOB OBJECTIVE
Responsible for orienting, organizing, coordinating, and supervising all activities related to project development—ranging from investment opportunity sourcing, feasibility and financial evaluation, and legal compliance, to hand-over to construction and implementation units. Ensure that all projects align with the company's development strategy, comply with laws, and achieve optimal investment efficiency.
II. FUNCTIONS & DUTIES
1. Project Development Strategy Planning and Management
Formulate land-fund development strategies and propose a portfolio of potential projects aligned with the Group's orientation.
Conduct market analysis, research urban planning trends, and monitor legal policies to identify new investment opportunities.
Develop short-, medium-, and long-term plans for project development activities.
2. Investment Opportunity Sourcing and Evaluation
Organize the search for potential locations and land funds; conduct site surveys and evaluate project feasibility.
Coordinate the calculation of project investment efficiency alongside legal and technical risk assessments.
Submit investment proposals to the Board of Directors / Board of Management for approval.
3. Organization of Legal Procedures and Project Dossiers
Direct the preparation and execution of required procedures: investment policy approvals, urban planning, auctions/bidding, and land allocation/lease.
Monitor legal progress and liaise with state management agencies at all levels to ensure project dossiers comply with regulations.
4. Site Clearance Management and Local Relations
Organize and direct compensation and site clearance work in accordance with approved plans.
Coordinate and support site clearance and compensation activities at project sites.
5. Internal Coordination and Supervision
Coordinate tasks between the Project Development Department at the headquarters and branches/subsidiaries implementing projects.
Ensure effective collaboration with departments such as Finance, Construction Investment, and Sales to ensure projects meet schedules, budgets, and quality standards.
6. Personnel Management and Team Development
Establish the departmental organizational structure, assign tasks, and evaluate staff performance.
Train and develop succession personnel in the field of project development.
7. Other Duties
Perform other tasks as assigned by superiors.
Requirements
1. Qualifications, Certificates, Age, and Gender
Education: Bachelor's degree or higher in Architecture, Construction, Transportation Engineering, Water Resources, etc.
Age: 35 - 45 years old
Gender: Male (preferable)
2. Required Knowledge
Thorough understanding of the Group's regulations, policies, and procedures relevant to assigned duties.
Sound knowledge of laws and regulations regarding land, construction, environment, urban planning, and real estate business.
Capability in project budget planning and management, financial analysis, and profit optimization.
3. Required Skills
Strong management and executive skills;
Excellent communication, external relations, negotiation, and persuasion skills;
Presentation skills;
Decision-making skills;
Problem-solving skills;
Planning and reporting skills;
Languages: Basic conversational English;
IT Proficiency: Office software (Word, Excel, Microsoft Project, etc.).
4. Experience
Minimum of 10 years of experience in the real estate sector, including at least 3–5 years in a senior management position (such as Director or Deputy General Director in charge of project development), managing 10 or more projects per year.
5. Work Attitude
Dynamic, high ethical standards, honest, hardworking, eager to learn, highly responsible, and decisive at work.
6. Health: Good.
7. Other Requirements
Strategic mindset, resilient under high work pressure, and willing to travel on business trips.
Benefits
Salary: 60 - 80 million VND gross (negotiable based on capability)
