Developing a market research system: Establishing processes, methodologies, and a set of metrics for collecting and analyzing real estate market data—applied consistently across the entire Group—to ensure data is reliable, up-to-date, and comparable across business units and regions.
Competitor and product research: Analyze the strategies, sales policies, pricing, and progress of key competitors; provide periodic reports and timely alerts regarding competitive shifts that impact business plans.
Customer and market demand analysis: Researching the behaviors, needs, and purchasing power of target customers across specific segments and regions to inform product development and sales policies.
Trend forecasting and investment opportunity assessment: Synthesizing and analyzing market trends (macroeconomics, zoning, legal frameworks, and capital flows) to forecast market developments and evaluate opportunities and risks for decisions regarding investment, land bank development, and new products.
Strategic advisory on products and investments: Provide reports and expert recommendations to the Strategy Department, the Executive Boards of business units, and the Board of Directors during the processes of appraisal, investment decision-making, and product positioning.
Standardizing and sharing market knowledge across the Group: Establishing a shared reporting system and market database, and organizing periodic insight-sharing sessions for member units to avoid the duplication of research resources.
Managing the professional team: Assigning tasks, training, and evaluating the performance of the market research team; building advanced data analysis capabilities within the department.
Building and maintaining a market database: Establish, standardize, and maintain a centralized real estate market database (covering projects, selling prices, transactions, competitors, planning and legal information, etc.); organize data storage systematically and update it periodically, while ensuring security and accessibility for research, analysis, and reporting across the entire Company.
Periodic Market Reporting: Prepare and issue monthly, quarterly, and annual market reports—covering supply-demand dynamics, pricing, competitors, and trend forecasts—for submission to the Strategy Department, the Board of Management/Chairman, and relevant units to support business decision-making.
